An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by amending a Specific Plan on property located at 3rd Avenue North (unnumbered), approximately 150 feet north of Van Buren Street, zoned SP (0.29 acres), to permit a mixed-use development. The proposed development is limited to uses of the MUL-A zoning district with a maximum FAR of 1.50 and a maximum of two multi-family residential units. Short-term rental property, owner-occupied and non-owner-occupied, shall be prohibited. Conditions include building facades fronting onto the greenway or streets, providing at least one principal entrance per building, submitting architectural elevations complying with standards, labeling internal driveways as 'Private Driveways' maintained by a Homeowner's Association, meeting Metro Fire Marshal requirements, and potentially requiring a final plat. Minor modifications to the preliminary SP plan may be approved by the Planning Commission, but increases in density/floor area, new uses, or elimination of conditions require Metro Council approval.
