An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from AR2a to SP zoning for property located at Old Hickory Boulevard (unnumbered), approximately 2,502 feet southwest of Harris Hills Lane, (25.44 Acres), to permit 52 single family lots and 50 multi-family residential units. The Specific Plan (SP) zoning will limit the uses to a maximum of 52 single-family lots and 50 multi-family residential units, for a total of 102 units, and will prohibit short-term rental properties. Conditions include requirements for landscape buffers, architectural elevations, street connections, and maintenance of private driveways by a Homeowner's Association. The final site plan must comply with Metro Fire Marshal's Office requirements for emergency vehicle access and water supply. Minor modifications to the SP plan can be approved by the Planning Commission unless they increase density, add uses, eliminate conditions, or add new vehicular access points.
