An ordinance was passed to rezone the 12.15-acre property at 2304 Hobson Pike from AR2a (Agricultural Residential) to SP (Specific Plan) zoning. This change permits the development of a maximum of 59 detached multi-family residential units and a religious institution. Short-term rental properties are explicitly prohibited. The preliminary SP plan includes conditions for approval by the Metro Council, such as separating permitted and prohibited uses in the development summary, reducing required parking to reflect 59 units, dimensioning the half right-of-way along Hobson Pike, and adding a Type C landscape buffer on the western side of the Hobson Pike frontage. Architectural elevations are required with the final site plan submittal, and internal driveways are to be labeled as 'Private Driveways' maintained by a Property Owners’ Association. The development will be completed in two or more phases and aims to provide small, affordable senior cottages with individual fences and gardens, along with a community gathering place.
