This ordinance amends Nashville's Zoning Ordinance by comprehensively rezoning a vast 293.33-acre area in the Nations neighborhood. The changes convert various existing residential, office, commercial, and industrial zonings (RS3.75, RS3.75A, R6, R6-A, RM9, RM20, RM20-A, RM40, OR20, MUN, MUN-A, CN, CL, CS, CS-A, IR) to new residential (RM40-A-NS), office (OR40-A), and mixed-use (MUN-A, MUN-A-NS, MUL-A, MUL-A-NS) districts. The rezoning aims to expand housing options and encourage redevelopment of industrial areas while preserving neighborhood character. It also removes eligibility for new short-term rentals in residential areas, though existing permits can be renewed. Additionally, the Nashville Department of Transportation and Multimodal Infrastructure will analyze the impacts of increased entitlements on transportation infrastructure in the greater West Nashville area, focusing on Centennial Boulevard, 51st Avenue, Charlotte Avenue, and White Bridge Pike corridors. The rezoned area spans east and west sides of 51st Avenue North, north of I-40 and south of Centennial Boulevard, between 63rd Avenue North and 43rd Avenue North, and north of Centennial Boulevard east and west of 61st Avenue North and Linder Industrial Drive, and on the northeast side of 51st Avenue North and Louisiana Avenue.
