This ordinance authorizes specific building material restrictions and requirements for a proposed Specific Plan Zoning District (BL2025-993) located at 1701, 1703, 1705, 1707, 1709 & 1711 9th Avenue North and 901 Buchanan Street, at the southern corner of 9th Avenue North and Buchanan Street. The properties, totaling 1.08 acres, are currently zoned SP and partially within a Detached Accessory Dwelling Unit Overlay District, and are intended to permit a mixed-use development. The new requirements mandate that building facades shall be constructed of brick, brick veneer, stone, cast stone, cementitious siding, and glass, or substantially similar materials, unless otherwise approved with detailed building elevations in the preliminary SP.
