An ordinance was passed to amend a Specific Plan (SP) for properties located at 1701, 1703, 1705, 1707, 1709 & 1711 9th Avenue North and 901 Buchanan Street, at the southern corner of 9th Avenue North and Buchanan Street. The 1.08-acre site, currently zoned SP and partially within a Detached Accessory Dwelling Unit Overlay District, is approved for a mixed-use development. The new SP limits uses to those permitted under the MUL-A-NS district, explicitly prohibiting alternative financial services, beer and cigarette markets, and bar or night clubs. Both owner-occupied and non-owner-occupied short-term rental properties are also prohibited within the entire development. Conditions for approval include removing certain design standards, evaluating the build-to-zone in case of right-of-way abandonment, coordinating with Metro departments for emergency vehicle access on 9th Avenue North and Jane Street, locating the rear landscape buffer outside of alley access requirements, orienting units on 9th Avenue North and Buchanan Street towards the street with pedestrian connections, identifying right-of-way dedication areas, providing architectural elevations, complying with Metro Reviewing Agencies, labeling internal driveways as 'Private Driveways' maintained by a Property Owners' Association, and meeting Metro Fire Marshal's Office requirements. A final plat may be required prior to permitting.
