An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from Specific Plan (SP) to Specific Plan (SP) zoning for property located at 800 North 5th Street, at the northwest corner of Arrington Street and North 5th Street (0.19 Acres), to permit three multi-family residential units. The uses of this SP shall be limited to three multi-family residential units, with short term rental properties (owner-occupied and not-owner occupied) prohibited. Heights shall be limited to 2.5 stories in 35 feet. The fallback zoning for development standards not explicitly defined in the SP plan will be RM15. Architectural elevations complying with preliminary SP standards must be provided with the final site plan submittal. Internal driveways shall be labeled as “Private Driveways” and maintained by the Homeowner’s Association. The requirements of the Metro Fire Marshal’s Office for emergency vehicle access and adequate water supply for fire protection must be met. All conditions and requirements of Metro reviewing agencies must be complied with. The final site plan shall depict required public sidewalks, grass strips, and locations of existing and proposed vertical obstructions.
