An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from AR2a to SP zoning for properties located at 6355 Nolensville Pike and Nolensville Pike (unnumbered), approximately 90 feet west of Sugar Valley Drive, (13.8 acres), to permit 273 multi-family residential units. The Specific Plan (SP) limits the uses to a maximum of 273 multi-family residential units and prohibits short-term rental property, owner-occupied and not owner-occupied, within the entire development. Conditions include screening of mechanical units by landscaping or enclosure, additional landscape screening along the site frontage, recording of a shared access easement to the adjacent parcel to the north prior to final site plan approval, and providing architectural elevations complying with standards for review. The development includes four-story multi-family buildings with various unit types (1, 2, and 3 bedrooms) and a clubhouse with a pool. The development standards, regulations, and requirements not specifically shown on the SP plan are subject to the RM-20 zoning district standards. Minor modifications to the preliminary SP plan may be approved by the Planning Commission or its designee, provided they are consistent with the principles of the approved plan and do not increase density, add unpermitted uses, eliminate conditions, or add vehicular access points.
