An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from RS5 to SP zoning for property located at 1600 Meridian Street, approximately 73 feet northwest of Marshall Street (1.47 acres), to permit 27 multi-family residential units. The SP zoning limits the uses to a maximum of 27 multi-family residential units and prohibits short-term rental properties. Conditions include showing ADA-accessible sidewalks and crosswalks, limiting height to three stories in 45 feet, labeling landscape buffer yard types as B-3, and providing architectural elevations for review and approval with the final site plan. All internal driveways are to be labeled as “Private Driveways” and maintained by the Homeowner’s Association.
