The Metropolitan Government of Nashville and Davidson County is considering an ordinance to rezone properties at 2819, 2821, 2823 Jones Avenue and Jones Avenue (unnumbered), Nashville, TN, from RS10 to SP (Specific Plan) zoning. This 8.27-acre site, located approximately 43 feet south of Hart Lane, is proposed to permit 84 multi-family residential units, including townhomes and attached multi-family units, with a prohibition on short-term rentals. The proposal, identified as Metro SP Case No. 2025SP-006-01, was resubmitted on February 18, 2025, and is currently in its third reading phase. Key conditions for approval include changing the fallback zoning to RM9, a 50-foot setback along Jones Avenue, and removal of 'ROW' labels on private drives. The applicant is required to work with NDOT on pedestrian connections to Oakwood Avenue and traffic calming measures, including an escrow of $10,000 for identified measures. Architectural elevations must comply with standards, and all internal driveways are to be labeled as 'Private Driveways' maintained by a Homeowner's Association. Final site plan approval is contingent upon meeting all conditions and requirements from Metro reviewing agencies.
