The Metropolitan Government of Nashville and Davidson County approved a rezoning from RS15 to SP (Specific Plan) zoning for a 17-acre property located at 1501 Stewarts Ferry Pike. The change permits the development of 24 two-family lots and 2 single-family residential lots, totaling 50 residential units. Short-term rental properties, both owner-occupied and not owner-occupied, are explicitly prohibited under the new zoning. Conditions for approval include renumbering lots, providing additional right-of-way dedication details along Stewarts Ferry Pike, and revising minimum lot sizes to 10,000 SF for two-family lots and 20,000 SF for single-family lots. Architectural elevations must be provided with the final site plan. Additionally, an adjacent parcel at 1487 Stewarts Ferry Pike requires replatting to remove septic areas, and a final plat for the remaining portion of the 1501 Stewarts Ferry Pike property must be recorded before approval of the plat for lots within the SP.
