An ordinance was passed to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, changing the zoning from Commercial Services (CS) to Specific Plan (SP) for a 1.04-acre property located at 5701 Centennial Boulevard, at the northern corner of Ohio Avenue and 60th Avenue North. This rezoning permits a mixed-use development under Proposal No. 2025SP-022-001. The SP zoning limits permitted uses to those under the MUL-A district, additionally allowing pet grooming and related services, while explicitly prohibiting overnight boarding of animals and both owner-occupied and non-owner-occupied short-term rental properties within the entire development. The approval is subject to several conditions, including requirements for right-of-way dedication along Centennial Boulevard and Ohio Avenue, architectural elevations compliant with preliminary SP and Metro Reviewing Agencies' standards, and coordination with NDOT Traffic and Parking for sight distance and on-street parking. Further conditions mandate final site plan revisions, clear labeling of private driveways, and compliance with Metro Fire Marshal's Office requirements for emergency vehicle access and water supply before building permits are issued.
