An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from RS10 to SP zoning for properties located at 2819, 2821, 2823 Jones Avenue and Jones Avenue (unnumbered), approximately 43 feet south of Hart Lane (8.27 acres), to permit 84 multi-family residential units. The Planning Commission approved the proposal with conditions on April 24, 2025. The Metropolitan Council passed the bill on first reading on June 3, 2025, and on second reading on July 15, 2025. The bill was referred on July 15, 2025, and is scheduled for a third reading on August 5, 2025. Short-term rental properties, both owner-occupied and not, are prohibited. Conditions include changing the fallback zoning to RM9, removing 'ROW' labels and replacing with 'private drive,' changing 'duplex' to 'attached multi-family,' and various requirements for site plan submittal, pedestrian connections, greenways easements, architectural elevations, traffic calming, public access easements, and signage.
