The Metropolitan Government of Nashville and Davidson County City Council approved a rezoning from Agricultural Residential (AR2a) to Specific Plan (SP) zoning for properties located at 5788 Cane Ridge Road and an unnumbered parcel on Cane Ridge Road. This decision permits the development of 58 single-family lots and 74 townhome multi-family dwelling units on approximately 39.27 acres. The approval came with several conditions, including the removal of the "Conservation Area" row and Landscape Standard #6 from the Bulk Regulations Table on Sheet 11 of the corrected plan. A 10-foot-wide B-3 Landscape Buffer is required at the rear of lots along the eastern property line and between lots 21 and 22 and the cell tower. The applicant must comply with all Metro Reviewing Agencies' conditions and provide a corrected preliminary SP plan to the Planning Department prior to or with the final site plan application. The SP plan must remove all notes and references indicating it is illustrative. All internal driveways on the final site plan must be labeled as “Private Driveways” and be maintained by a Property Owners' Association. Additionally, no master permit or HPR can be recorded before final SP approval, a final plat may be required prior to permitting, and Metro Fire Marshal's Office requirements for emergency vehicle access and adequate water supply for fire protection must be met prior to the issuance of any building permits. The decision was passed on July 15, 2025.
