The Metropolitan Government of Nashville and Davidson County City Council approved Bill BL2025-888, which rezones properties at 127, 131, 135 Liberty Lane, and an unnumbered parcel on Liberty Lane (totaling 4.93 acres) from R10 (Residential) to SP (Specific Plan) zoning. This rezoning permits the development of 240 multi-family residential units. The approval includes several conditions: a Type B landscape buffer along the northern, western, and southern boundaries, a 15-foot step back at the fifth story along Liberty Lane, and first-floor amenity areas along the Liberty Lane frontage with no structured parking in this area. Architectural screening is required for above-grade structured parking. Emergency access easement agreements with 2106 Gallatin Pike must be recorded. The developer is also required to coordinate with NDOT for a "Developer-Funded Traffic Calming" process and place $25,000 in escrow for proposed traffic calming measures, subject to community approval. A minimum parking requirement of 1.3 spaces per dwelling unit is also mandated.
