An ordinance was approved to rezone a 5.09-acre property located at Kings Lane, approximately 122 feet east of Haynes Park Drive, from RS10 to SP zoning. This change permits the development of 48 multi-family residential units. Short-term rental properties, both owner-occupied and non-owner-occupied, are explicitly prohibited within the entire development. Conditions for approval include specific architectural requirements such as pitched roof forms for all units and no building stepback, as well as enhanced landscape buffering along the northern, western, and eastern property lines, utilizing existing tree canopy where possible. Additional landscaping is required south of the surface parking areas. Corner units facing two public streets must meet minimum glazing standards and provide additional architectural detailing. Direct vehicular access from public streets to individual units is not permitted. Internal driveways must be labeled 'Private Driveways' and maintained by the Property Owners' Association. The development must also comply with all conditions and requirements of Metro Reviewing Agencies, including the Metro Fire Marshal's Office for emergency vehicle access and water supply.
