An ordinance was passed to amend the zoning map for a 17-acre portion of property at 1501 Stewarts Ferry Pike, changing it from RS15 to SP zoning. This change permits the development of 24 two-family lots and 2 single-family residential lots, totaling 50 residential units. Short-term rental properties, both owner-occupied and not owner-occupied, are prohibited. The development is subject to several conditions, including renumbering lots, identifying two-family lots, providing right-of-way dedication and road improvement details along Stewarts Ferry Pike, and revising minimum lot sizes to 10,000 SF for two-family lots and 20,000 SF for single-family lots. A tree preservation plan and architectural elevations are required with the final site plan submittal. Additionally, an adjacent parcel (1487 Stewarts Ferry Pike) must be replatted to remove septic areas before approval of any final site plan or plat for this SP.
