An ordinance was passed to rezone approximately 106.9 acres from IWD (Industrial Warehousing and Distribution) and RS7.5 (Residential Single-Family) to SP (Specific Plan) zoning. This rezoning permits a mixed-use development consisting of a maximum of 1,081 multi-family residential units and 3,700 square feet of non-residential uses. Short-term rental properties are explicitly prohibited. The development is subject to various conditions, including compliance with fire marshal requirements, public access easement for a trail, updates to zoning notes, screening of mechanical units, and revised build-to-zone setbacks. Architectural standards require residential units along public streets to orient towards them and buildings to provide functional primary entrances onto the street/sidewalk network. Minor modifications to the plan may be approved by the Planning Commission, but increases in density, new uses, or elimination of conditions require Metro Council approval. If development standards are absent from the SP plan, MUL-A zoning for non-residential and RM15-A for residential uses will apply.
