An ordinance was approved to amend a Specific Plan (SP) for a 4.82-acre site located at 1324 2nd Avenue North, at the southeast corner of 2nd Avenue North and Taylor Street. The amendment adjusts the permitted square footage and height for the development. The SP is now limited to 320 multi-family residential units and 270,000 square feet of non-residential uses. Short-term rental properties, both owner-occupied and not owner-occupied, are explicitly prohibited within the SP. All conditions from the previous ordinance BL2020-440 remain applicable unless specifically modified by the new plans or conditions associated with this application. Minor modifications to the preliminary SP plan can be approved by the Planning Commission or its designee based on final architectural, engineering, or site design. However, modifications that increase permitted density or floor area, add unpermitted uses, eliminate specific conditions, or add vehicular access points require a new ordinance approved by Metro Council. If any development standard is not specified in the SP plan or Council approval, the property will be subject to the standards of the MUL-A zoning district.
