The Metropolitan Council amended Title 17 of the Metropolitan Code of Laws by changing the zoning from RS5 to SP for a 0.21-acre property at 600 McFerrin Avenue, located at the corner of McFerrin Avenue and Marina Street in Nashville, TN. This rezoning, approved by the Planning Commission on February 27, 2025, and later passed by the Metropolitan Council, permits a large daycare home as an accessory use to a single-family residential unit. The property is also within the Maxwell Heights Neighborhood Conservation Overlay District and the Detached Accessory Dwelling Unit (DADU) Overlay District. Conditions include that an accessory building can be used for either daycare or a DADU, but not simultaneously. Additionally, owner-occupied short-term rentals are permitted only in the primary residence, while non-owner occupied short-term rentals are prohibited from the entire SP. The plan must be updated to reflect Nashville DOT (Traffic) conditions, and no exterior modifications are proposed with the preliminary SP.
