The Metropolitan Government of Nashville and Davidson County approved an ordinance amending a Specific Plan (SP) for 440 Toney Road and rezoning a portion of 2412 Old Matthews Road. The amendment to the SP for 440 Toney Road (Block 3) revises the layout and residential unit count to permit a maximum of 72 multi-family residential units and 10 single-family lots. Short-term rental properties are explicitly prohibited. The rezone impacts 10.48 acres at 2412 Old Matthews Road, changing its zoning from SP to R8. Conditions for approval include updating the master permit for Block 3 to reflect the additional multi-family unit (unit #82) and ensuring its height consistency. The plan also specifies that Block 1 and Block 2 of the original SP are limited to 60 and 210 units respectively. Compliance with Metro Fire Marshal's requirements and other Metro reviewing agencies is also mandated. Minor modifications to the preliminary SP plan can be approved by the Planning Commission, but increases in density, added uses, or eliminated conditions require another Metro Council ordinance. If development standards are absent from the SP plan, the property will be subject to RM20 zoning for multi-family units and RS7.5 for single-family lots.
