The Nashville Metro Council approved an amendment to Specific Plan BL2020-440 for the 1324 2nd Avenue North site to increase permitted floor area and building height. The amendment raises the maximum FAR from 2.5 to 2.9 and extends height from six stories (85') to seven stories (100'), allowing a total of 610,000 SF of development. The revised plan envisions a 234,418 SF office tower, 342,597 SF of multifamily housing (320 units), a 23,690 SF bow-truss retail building, and a 704-space below-grade parking garage, on a 4.82 acre site. Key urban design features include ground-floor retail, a landscaped public plaza connecting Taylor Street to the Cumberland Greenway, and a future pedestrian bridge across the greenway.
