This amendment to Ordinance BL2025-757 modifies Section 1 of the River North Urban Design Overlay (BL2025-756) to establish updated façade material restrictions across the 165.21-acre district located along Cowan Street, Waterside Drive, Oldham Street, North 1st Street, River North Boulevard, Spring Street, and Cowan Court. It specifies that all façade materials, excluding clear fenestration, must be selected from a high-quality list including masonry, masonry panels, textured metal, metal paneling, precast concrete and precast concrete panels, spandrel glass on upper stories, and cement fiber siding. The amendment further limits cement fiber siding on public or private street–facing facades to no more than 25% of the total surface area. Materials substantially similar in form and function to those listed are also permitted under the overlay.
