The new R8-A district allows single-family and duplex dwellings, with zoning setbacks of 20 ft front, 10 ft rear, and 8 ft side yards. The maximum building height remains 35 ft and lot coverage is capped at 50%, while parking requirements are two spaces per dwelling unit. The rezoning aligns this infill site with surrounding higher-density neighborhoods and advances East Nashville’s housing goals.
