The Metro Council approved rezoning from RS-10 to Specific Plan (SP) zoning to enable the development of a 78-unit multi-family residential community on a 3.11-acre site at 3304, 3306, 3308, and 3312 Walton Lane in East Nashville. Walton Park features low-rise townhomes capped at three stories (45 ft) and mirrors the adjacent Walton Station’s architectural style. The SP establishes tailored development standards, including a 10-foot street setback, zero-foot side and rear setbacks where parcels abut SP, a proposed FAR of 0.85 (max 0.90), and an ISR of 0.64 (max 0.70). Private drive aisles, 5-foot public sidewalks with frontage zones, and private driveways maintained by the HOA improve pedestrian connectivity. The plan provides 128 parking spaces (including 24 garage, 100 surface, and 4 ADA) and 6 bicycle spaces, with landscape buffers per Type-B standards and a native plant palette. Stormwater quality is managed through on-site bioretention areas, and proposed right-of-way dedications comply with the Major and Collector Street Plan. SP notes mandate final lighting plans to meet Dark Sky standards, ADA accessibility, and adherence to building material requirements including brick, cast stone, and cementitious siding. The project prohibits short-term rentals and is consistent with the T4-NE Urban Neighborhood Evolving policy area.
