This Specific Plan rezoning approves the conversion of 1265 McGavock Pike from RS7.5 single-family zoning to SP zoning to allow six multi-family residential units. The development envisions six two-story buildings ranging from 1,560 to 1,800 square feet each on a 0.45-acre site. Street frontages along McGavock Pike and Oxford Street feature setbacks of 30 and 15 feet, respectively, while side and rear setbacks are set at 10 feet. Vehicular access is provided via a central drive aisle with pervious pavers for stormwater management, alongside 12 surface parking stalls (including compact spaces). The plan incorporates curb and gutter with grass strip and sidewalk improvements along both street frontages, as well as street trees in landscape strips. Utility extensions include a public sewer link in McGavock Pike and taps for each unit, and a 4" water service with an on-site meter gang box. Landscape buffers and a six-foot opaque fence are proposed along the western property line. Stormwater quality and quantity are addressed through permeable pavers that reduce runoff by over 80%. The plan also prohibits short-term rentals and aligns final design with RM15 district standards for any unspecified requirements.
