An ordinance was passed to amend Title 17 of the Metropolitan Code of Laws, rezoning properties at 905 and 907 W. Eastland Avenue, 930 and 930 C McFerrin Avenue, and 609-645 Richmond Bend in Nashville, TN, from RS5 to SP. These 2.79-acre properties are within the Greenwood Neighborhood Conservation Overlay and Detached Accessory Dwelling Unit Overlay Districts. The rezoning permits two additional multi-family residential units. A key condition prohibits short-term rentals, both owner-occupied and not-owner-occupied, for the entire development. No changes are approved for the remainder of the 2.42-acre site from the original SP approval. Other conditions include renaming a site summary sheet, stepping down a fence height to 4 feet, and prohibiting vehicle parking on the private drive. All internal driveways must be labeled as "Private Driveways" and maintained by an HOA. The development must also meet Metro Fire Marshal’s requirements for emergency vehicle access and water supply. Compliance with all Metro reviewing agencies is required, and architectural elevations must be provided with the final site plan. Minor modifications may be approved by the Planning Commission, but increases in density or changes to uses require Metro Council approval. If standards are absent from the SP plan, the property will be subject to the standards, regulations, and requirements of the RM9-A zoning district.
