An ordinance was passed to amend the Official Zoning Map of Metropolitan Nashville and Davidson County, changing the zoning from R8 to SP for a 7.96-acre property located at 866 Youngs Lane. This change permits the development of 85 multi-family residential units. Short-term rental properties, both owner-occupied and non-owner-occupied, are specifically prohibited within this SP zoning. The approval includes several conditions for the preliminary SP plan, such as specific setback requirements to ensure a transition from existing residential structures, updates to architectural standards, and requirements for grading. Other conditions mandate compliance with Metro Fire Marshal's Office requirements, proper labeling of private driveways, and the submission of architectural elevations with the final site plan. Minor modifications to the approved plan may be permitted by the Planning Commission, provided they do not increase density, add unapproved uses, eliminate specific conditions, or add new vehicular access points. If development standards are absent from the SP plan, the RM20-A zoning district standards will apply.
