An ordinance was passed to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing the zoning from SP to MUG-A-NS SP for the property located at 2400 Clarksville Pike. This 2.39-acre parcel is situated at the northwest corner of 24th Avenue North and Clarksville Pike. The new SP zoning district will primarily allow uses permitted by the MUG-A-NS zoning district, but specifically prohibits alternative financial services, automobile convenience, bars or nightclubs, beer and cigarette markets, car washes, distributive businesses/wholesale, and warehouses. Key conditions include meeting Metro Fire Marshal's Office requirements for emergency vehicle access and water supply, complying with all Metro reviewing agency requirements, and dedicating a minimum of 20,000 square feet of conditioned space for commercial uses on the property. A corrected preliminary SP plan must be provided to the Planning Department prior to or with the final site plan application.
