An ordinance was passed to amend the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, changing the zoning from AR2A to SP for two properties located at 3201 Hamilton Church Road and 3124 Murfreesboro Pike. The 19.11-acre site, within the Murfreesboro Pike Urban Design Overlay, is now permitted for a maximum of 171 multi-family residential units. Short Term Rental Properties (STRP) are explicitly prohibited. Key conditions of approval include compliance with Metro reviewing agencies, a requirement for public sidewalks and relocation of vertical obstructions from them, and the submission of architectural elevations with the final site plan. No master permit/HPR can be recorded prior to final SP approval, and a final plat may be required. Minor modifications to the preliminary SP plan are subject to Planning Commission approval, but changes increasing density or adding unpermitted uses require Metro Council ordinance. If a development standard is absent from the SP plan, the property will be subject to RM9 zoning district standards.
