The amendment applies to multiple parcels on Liberty Lane, approximately 250 feet west of Peeples Court. The revised SP establishes new conditions, including updated emergency access requirements, a minimum of 20% open space, and mandatory architectural elevations for all structures. The ordinance requires that building facades be constructed of high-quality materials such as brick, stone, and cementitious siding. Additional development conditions include compliance with ADA and Fair Housing Act standards, dedicated private driveways maintained by a Homeowners' Association, and adherence to Metro Fire Marshal requirements for emergency vehicle access. The fallback zoning for the site is RM-6.
This amendment enables higher-density workforce housing development while maintaining design quality and accessibility standards. The project contributes to Nashville’s housing supply, supporting urban growth and affordability in the Madison area.
