An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from SP to SP for property located at 516 Meridian Street. The 0.39-acre property, at the northwest corner of Treutland Avenue and Meridian Street, is approved to permit five multi-family residential units. Short term rental properties, both owner-occupied and not-owner-occupied, are prohibited. The approval is subject to several conditions, including updating height data to be consistent with elevations, ensuring architectural features on the eastern facade of Unit 2 and the southern facade of the townhome units to prevent blank facades, and limiting vehicular access to the alley. Further conditions require architectural elevations consistent with the preliminary SP plan for the final site plan, additional plantings in bioretention areas, and compliance with Metro Fire Marshal's Office requirements for emergency vehicle access and water supply. No master permit/HPR can be recorded prior to final SP approval, and a final plat may be required.
