An ordinance was approved to rezone a 5.6-acre property located at unnumbered Lucile Street in Nashville, TN, from RS5 (Single-Family Residential), RM20-A (Residential Mixed), and MUG-A (Mixed-Use General) to SP (Specific Plan) zoning. This change permits a mixed-use development on the site, which is also within the Dickerson Pike Sign Urban Design Overlay. The uses of this SP are limited to all uses of RM20-A for Zone 2 and MUG-A for Zone 1 as shown on the preliminary SP development plan. The approval comes with several conditions, including updating parking standards to “Per Metro Code,” coordinating with Planning and NDOT for phasing and roadway construction, providing right-of-way dedication, complying with Metro Reviewing Agencies, depicting public sidewalks and frontage zones on final plans, and meeting Metro Fire Marshal's requirements. Architectural elevations must be provided for review, and internal driveways must be labeled as “Private Driveways” maintained by a Homeowners' Association.
