The Metropolitan Council of Nashville and Davidson County passed an ordinance to amend a Specific Plan (SP) on a 26.59-acre site located at multiple addresses on Liberty Lane. This amendment permits the development of a maximum of 159 multi-family residential units. Short-term rentals, both owner-occupied and non-owner occupied, are explicitly prohibited on the site. The approval is subject to several conditions, including the recording of a secondary access point, depiction of public sidewalks and frontage zones on the final site plan, and submission of architectural elevations for review. Other conditions require internal driveways to be labeled as 'Private Driveways' and maintained by a Homeowner's Association, and compliance with Metro Fire Marshal's Office requirements for emergency vehicle access and fire protection. Minor modifications to the preliminary SP plan can be approved by the Planning Commission, but changes increasing density, adding unpermitted uses, or eliminating specific conditions require another Metro Council ordinance.
