This ordinance amends a Specific Plan on properties located at Bethwood Drive (unnumbered) and Allenwood Drive (unnumbered) to remove 1.35 acres from the SP boundary. The amendment also limits the use of the remaining area to 75 multi-family residential units and prohibits both owner-occupied and non-owner-occupied short-term rentals. Additionally, it maintains all conditions of BL2023-1956 and BL2017-888. The final alignment of the greenway trail and trailhead will be evaluated with any final site plan, and the requirements of the Metro Fire Marshal’s Office regarding emergency vehicle access and fire protection must be met prior to building permits being issued. A corrected copy of the preliminary SP plan will be submitted, incorporating the conditions of approval by Metro Council.

Why it Matters

This modification is important because it provides clarity on the permitted uses of the property while ensuring that key infrastructure and safety conditions are met. It also aligns the zoning with the planned development to address the needs for affordable housing and community infrastructure.
