The Board of Zoning Adjustment approved a Conditional Use Permit and associated variance and waiver for a private proprietary club event space in the R-4 Single-Family zoning district at 12111 Taylorsville Road. The applicant will demolish an existing barn and construct a 2,056 sq ft barn with an 800 sq ft covered patio and 24-space gravel parking area to serve up to 70 guests at a time (80 max occupancy). Relief was granted to exceed the 80 ft maximum front yard setback by locating the building 180 ft from the front property line and to waive the 25 ft landscape buffer requirement along the eastern and western boundaries, with preservation of existing tree canopy and installation of a 48-inch horizontal fence. The applicant must comply with R-4 setbacks (30 ft from all other property lines), maintain existing trees, and adhere to strict exterior lighting, signage, and noise restrictions, including no amplified music after 10 PM Sunday–Thursday and 11 PM Friday–Saturday. Event contracts must prohibit on-street parking and provide for removal at the guest’s expense. All site improvements will use permeable surfaces where required and meet building code standards. Conditions also limit signage size and location, occupancy levels, and exterior light shielding.
