The Los Angeles City Council approved a Vesting Zone Change and Height District Change from M3-1-RIO to (T)(Q)C2-2-RIO for properties at 1100 East 5th Street and 506-530 South Seaton Street. This decision permits the demolition of three existing warehouse buildings and a surface parking lot to construct an eight-story mixed-use building. The new development will include 220 live/work units, with 25 units (11 percent) deed-restricted for Very Low Income households, and 46,548 square feet of commercial uses. The project totals 249,758 square feet of floor area on a 1.2-acre site, resulting in a Floor Area Ratio of 4.77:1. A flexibility option allows for the replacement of 20 live/work units with an additional 17,765 square feet of commercial space. The Council dismissed a related General Plan Amendment to change the land use designation from Heavy Industrial to Regional Commercial.
