The Los Angeles City Council resolved to deny appeals filed by Arielle Mandell & Faye Mandell and Meyer Shwarzstein & Susan Kahn, thereby sustaining the Los Angeles City Planning Commission's (LACPC) denial of the appeals. This action upholds the Advisory Agency's July 12, 2024 decision to approve a Vesting Tentative Tract Map for the subdivision of two lots into 12 small lots located at 1904-1906 South Preuss Road. The project, within the West Adams - Baldwin Hills – Leimert Community Plan area, includes the construction of one small lot home on each of the 12 subdivided lots. One dwelling unit is reserved for Very Low Income Households. The small lot homes vary in size and height: six are 2,365 SF and 45 feet (four-stories), two are 2,365 SF and 44 feet 11 inches, two are 2,288 SF and 45 feet (four-stories), one is 2,281 SF and 44 feet 11 inches, and one is 1,341 SF and 37 feet (three-stories). Each small lot home will include two ground-floor parking spaces, totaling 24 spaces for the project. Vehicular access will be from a central driveway off South Preuss Road and an eastern adjacent alley, subject to Modified Conditions of Approval. The PLUM Committee recommended denying the appeals on June 10, 2025.
