The City Council of Los Angeles approved the final map for Tract No. 82446, allowing the subdivision of one 16,092 square-foot (0.367 acre) lot at 3849 W. Don Tomaso Drive into nine small lots for the construction of nine new single-family dwellings. The project is located in an RD1.5-1 zone within the West Adams - Baldwin Hills - Leimert Community Plan area, designated for Low Medium II Residential land uses. Each proposed unit will be four stories tall and include two covered parking spaces. The development also features a roof deck on each home and two shared guest parking spaces. Vehicular access to the properties will be provided via Don Tomaso Drive, utilizing a common access driveway. The site, previously occupied by two single-family dwellings, will undergo demolition, and approximately 1,500 cubic yards of soil will be exported from the site via a defined haul route. The project's vesting tentative map was conditionally approved by the Deputy Advisory Agency on May 20, 2020, and it has been determined to be categorically exempt from CEQA as an infill development project.
