The Los Angeles City Council denied an appeal filed by West Valley Alliance for Optimal Living and sustained the Los Angeles City Planning Commission's (LACPC) determination regarding a self-storage and hotel project at 21101 West Ventura Boulevard. The decision includes approving a zone change from C4-1LD and P-1LD to (T)C2-2. Key approvals include a Specific Plan Exception to permit 112,204 square feet of self-storage floor area, exceeding the permitted 40,024 square feet, and a height of 80 feet four inches, exceeding the 45-foot limit. Landscape buffer reductions were also approved for both the self-storage and hotel parcels. A Specific Plan Project Permit Compliance Review was approved for the construction of the self-storage facility with associated office space and the relocation of an existing hotel's swimming pool. A Conditional Use was granted for the storage building within 500 feet of residential use, as well as a 20 percent parking reduction for the storage building. The project involves a six-story, 112,204-square foot self-storage facility with 111,173 square feet for household goods and 804 square feet of office/support space. It also includes minor improvements to the existing hotel, such as reconfiguring parking, demolishing the old pool, and building a new pool and ancillary structures. The project will have 95 vehicle parking spaces for the hotel and 29 for the self-storage, plus bicycle parking.
