The Los Angeles City Council denied an appeal filed by Supporters Alliance for Environmental Responsibility (SAFER), thereby sustaining the determination of the Los Angeles City Planning Commission (LACPC) to approve a Site Plan Review. The project involves the demolition of an existing 6,690 square-foot commercial building and a 6,633 square-foot institutional building, along with an associated surface parking lot. In their place, a seven-story mixed-use building will be constructed, featuring 112 dwelling units and 2,875 square feet of commercial retail space. The total floor area will be 91,665 square feet, and the building will stand 86 feet, six inches tall, with a floor area ratio of 3.71:1. The development proposes 60 automobile parking spaces and 93 bicycle parking spaces. The unit mix consists of 42 studio units, 61 one-bedroom units, and nine two-bedroom units. The project will retain two existing Street Trees and plant an additional 29 trees, while removing four non-protected trees. It requires the cut and export of approximately 11,000 cubic yards of soil and no import or fill. The project is mandated to provide 11,425 square feet of open space but is voluntarily providing a total of 15,064 square feet.
