The Los Angeles City Council adopted a modified ordinance on May 14, 2025, to effectuate a Vesting Zone Change and Height District Change for a six-acre site at 2045 Violet Street and surrounding parcels, including 2030-2060 East 7th Street, 715-829 East Santa Fe Avenue, 2016-2040 and 2023-2043 East 7th Place, and 2017-2051 Violet Street. The decision changes the zoning for Lot 1 of the site from M3-1-RIO to (T)(Q)C2-2-RIO, while maintaining M3-1-RIO for the remainder. The project involves redeveloping an existing office campus. It includes the demolition of two existing buildings (35,738 SF warehouse/office) to construct a new 13-story building of 450,599 SF, comprising 435,100 SF of office and 15,499 SF of ground floor retail/restaurant, along with subterranean and above-grade parking. A future expansion phase allows for demolition of another 21,880 SF office building and construction of up to 211,201 SF of additional office/restaurant space. Existing structures like the 222,915 SF Warner Music Group building and a five-story parking garage will be retained. The Council also dismissed related General Plan Amendments for the Central City North Community Plan and the Transportation Element (Mobility Plan 2035) as they were no longer necessary or superseded.
