The PLUM Committee on April 22, 2025 recommended denying an appeal and sustaining the City Planning Commission’s approval of a Class 32 Categorical Exemption under CEQA for the construction, use, and maintenance of a new five-story, 19-unit residential building at 1459 South Hi Point Street. The development includes one one-bedroom unit, eleven two-bedroom units, and eight three-bedroom units, rising to a maximum height of 57 feet with a total floor area of 20,420 square feet and a floor area ratio of 1.5:1. The project provides 24 automobile parking spaces, 22 bicycle parking spaces, and dedicates 2,492 square feet to open space. Two units are reserved for Extremely Low Income households under the Transit Oriented Communities Affordable Housing Incentive Program. The appeal filed by Elaine Johnson (L.A. GLO Inc.) alleging inadequate environmental review was denied.
