The project consists of a new five-story, 54-foot, nine-inch residential building with 104 dwelling units, reserving 83 units for Low-Income households and 20 units for Moderate Income households, plus one manager's unit, all restricted for 55 years. The approval, granted on March 13, 2025, allows for an up to 25.15% increase in Floor Area Ratio (to 3.76:1), a 50% reduction in required open space to 5,228 square feet, and reductions in side and rear yard setbacks. The development, on a 16,605 square foot site currently with two triplexes, will provide zero parking spaces in accordance with AB 2097. It was processed under the Mayor's Executive Directive 1 (ED1) initiative, streamlining the approval for this affordable housing project. A pending Historic-Cultural Monument nomination for the property was deemed overridden by state law prioritizing the affordable housing development.
