The Los Angeles City Planning Commission approved a seven-story, 66,915 SF mixed-use project at 3216 West 8th Street in Los Angeles, CA, on July 11, 2024. The project involves the demolition of an existing four-unit residential building and the construction of a 60-guest room hotel with a 5,385 SF restaurant, and 20 residential dwelling units, including four designated for Extremely Low Income Households. The building is approximately 92 feet six inches in height. It features three levels of subterranean parking providing 71 automobile and 38 bicycle spaces. The approval included a zone change from C2-1 to (T)(Q)RAS4-1 for a portion of the site, a zone variance to allow vehicular and pedestrian access across different zones, and zoning administrative adjustments for a reduced rear yard setback from 19 feet to 9 feet. A Conditional Use Permit was also granted for the hotel's operation within 500 feet of an R zone and for the sale and dispensing of a full line of alcohol. The Commission vote was 5-2 in favor of the project.
