The Los Angeles City Planning Commission approved a Zone and Height District Change from MR1-1 and R3-1 to [T][Q]M1-2D for properties located at 956 North Seward Street, 936-962 North Seward Street, and 949-959 North Hudson Avenue. This decision facilitates the demolition of an existing 40,000 square-foot film storage building and truck rental business. In its place, a new seven-story building with a total floor area of 168,478 square-feet will be constructed, comprising 127,868 square-feet of self-storage, 39,510 square-feet of temperature-controlled film and media storage, and 1,100 square-feet of leasing uses. The project will have a height of 75 feet and a floor area ratio of 3:1. It includes 47 automobile parking spaces and 40 bicycle parking spaces. The approval also covers a Conditional Use Permit for the storage building's proximity to residential zones and a Site Plan Review for the large non-residential floor area increase. The project involves removing ten trees (three parkway, seven on-site) and planting 47 new trees. The Commission voted 6-0 to approve the project.
