This ordinance rezones approximately 79.33 acres from Residential Rural-Acre (RR-Acre) to Planned Unit Development (PUD) District in Jacksonville, Florida, to allow for the development of up to 283 single-family residential units. The proposed development will feature lot sizes of 40- and 50-feet wide with minimum areas of 4000 and 5000 square feet. The site is located in Council District 12 at 0, 11201, and 11203 Branan Field Road and 0 Dawsons Creek Drive, west of Cecil Commerce Center Parkway. This rezoning is consistent with the 2045 Comprehensive Plan and a companion Large-Scale Amendment, which changes the land use category from Residential Rural (RR) to Low Density Residential (LDR). Both the Planning Commission and Planning Department recommended approval. The project requires central water and sewer services and will include 2.84 acres of active recreation space and an additional 24.73 acres of open space. The site is subject to airport height restriction and noise zones, necessitating specific mitigation measures. The City Council approved the rezoning with a vote of 18-0.
