This ordinance rezones approximately 0.09 acres located at 612 Florence Street, Jacksonville, FL, from an Industrial Light (IL) District to a Residential Medium Density-A (RMD-A) District. The rezoning is consistent with the 2045 Comprehensive Plan and a companion Small-Scale Amendment Application L-6030-25C. The application was filed by Zach Miller, Esq., on behalf of the owner, BCEL 10D, LLC. The Planning and Development Department, Planning Commission, and Land Use and Zoning (LUZ) Committee all provided advisory opinions and recommendations. The City Council conducted a public hearing and formally approved the rezoning on June 10, 2025, with an 18-0 vote. The effective date is contingent on a 31-day period following the adoption of the Small-Scale Amendment and resolution of any state land planning agency challenges.
