The ordinance rezones approximately 32.30 acres located at 10550 Deerwood Park Boulevard in Council District 11 from an existing Planned Unit Development (PUD) District (2003-117-E) to a newly established PUD District. This rezoning allows for a mix of industrial, commercial and office uses, specifically permitting warehousing, manufacturer’s agent and display rooms, building trades contractor offices, retail sales, and general office functions. The subject property comprises seven parcels owned by Greystone Jacksonville LLC, 400 DWP LLC and 10550 Deerwood Park LLC, situated between Centurion Parkway North and Gate Parkway. The PUD amendment is detailed in Exhibits 1 through 4, including the legal description, a written narrative and a site plan dated February 26, 2025. The ordinance includes a disclaimer clarifying that the rezoning does not relieve the owners or developers of any other local, state or federal permit requirements, approvals or compliance obligations. Upon signature by the Council President and Secretary, the ordinance becomes effective immediately. The City Council found that the amendment is consistent with the 2045 Comprehensive Plan, furthers its policies and objectives, and does not conflict with applicable land use regulations. The new PUD framework is designed to support modern warehousing and light industrial operations while preserving the orderly development of Deerwood Park.
