The City Council adopted an ordinance to re-designate approximately 15.87 acres at 5355 Pickettville Road from Low Density Residential (LDR) to Light Industrial (LI). This amendment updates the Future Land Use Map in the 2045 Comprehensive Plan pursuant to application L-5998-24C, filed by Michael Sittner, Esq. on behalf of Smart and Son Investments, LLC. The rezoning facilitates future industrial development and aligns the property’s designation with surrounding light industrial uses east of Old Kings Road. The subject site, located in Council District 10, offers direct access to major roadways, supporting distribution, manufacturing, and research operations. Under its new LI designation, the site permits warehousing, light manufacturing, research and development facilities, offices incidental to industrial use, truck terminals, and outdoor storage. The decision followed comprehensive reviews by the Planning and Development Department, the Planning Commission, the Land Use and Zoning Committee, and final approval by the City Council. No variances accompany the approval, and the change does not exempt the property from any applicable local, state, or federal regulations. The ordinance becomes effective upon the Mayor’s signature, and all future development will require full compliance with building, environmental, and traffic regulations.
